Relocate Clayton’s resident REALTOR® Tracy Riba emailed me today with this great list of 10 things that many people wish their REALTOR® had told them. So if you’re about to Relocate to Clayton, NC or Johnston County, take heed. And if you need real estate advice, want to see
some great homes, or just want to get a feel for everything Clayton and Johnston County have to offer, contact Tracy Riba today.
10 Things I wish My REALTOR® Had Told Me
1. Everything is Negotiable
Especially in a Buyers Market, some sellers are willing to sell Grandma’s china or the dining room table set with the house. Consider talking to more than one lender to make sure your getting the best interest rate. The Listing Price is the price the seller is hoping to get, but they understand it doesn’t always mean that is the price they will get.
2. Plan your utilities
Johnston County Public Utilities requires a minimum of 3 days to turn on your utilities and requires the application and deposit be walked in. If you’re out of town, have your REALTOR® walk it in for you. Progress Energy will let you set up your account online. Don’t get caught without utilities on moving day.
3. You don’t have to wait until your rental lease expires
Consider having the seller pay off your lease. Sometimes it’s a matter of $2,000 that the seller would pick up on a buyer’s behalf just to get the deal done.
4. Get a Survey
Never trust the existing landscape. That is never a way to determine how much land comes with the property. If you plan on putting up a fence or extending a deck, get a survey. If you think the neighbor’s shed seems awful close to the property line, get a survey. If the size of the lot is a big factor to you, get a survey.
5. Don’t disclose until you have an agreement
What you say can hurt you when negotiating. If you walk into an open house and meet a REALTOR®, feel free to ask questions about the house, but do not tell them about your financial information. Most likely they represent the seller and will share this information if you make an offer. Get a Buyer’s Agency in writing before you begin to share your finances with them.
6. Don’t rely on your Gut Feelings-Trust a professional
What you see is not always what you get. A home inspector will climb into the crawl space, the attic and where you and I will never go. They will check your appliances, window sashes, electric panel and outlets. If an inspector spends less than an hour in the house, you may have chosen the wrong inspector. A septic inspector, well inspector, radon test and termite inspection will give you a clearer picture of the real condition of the house…beyond the pretty furniture and paint.
7. Get Copies
Always get copies of everything you sign. It’s important for you to have a reference to know when your agreement expires, how much commission you agreed to, what area your agreement covers, and if the agreement is limited in any way. Keep these copies at least until closing.
8. The Closing Attorney works for the buyer
Generally, in North Carolina the buyer can pick the closing attorney, unless the contract agrees to use the sellers preferred attorney in order for the seller to pay buyer’s closing costs. But don’t be afraid to call the attorney and ask questions or give direction.
9. Get Representation
Did you have a Buyer’s Agent when you bought your home? Some REALTORS® specialize in Buyer Agency and some with Sellers. Then there is Dual Agency. Dual Agency is essentially when 1 or 2 agents from the same firm represent 2 parties on the same property. It takes a REALTOR® with ethics and written disclosure to be able to act in a dual agent roll with a buyer and seller in the same transaction.
10. Get it in writing
It’s safer to have it in writing than to trust your memory. As of recently, emails can be used as evidence in a court of law.

This list was prepared and written by Tracy Riba, a REALTOR® with Re/MAX Classic Realty in Clayton, NC. Contact her directly at Tracy@TracyRiba.com or 919-637-0004 or www.TracyRiba.com 12/2008

If you’ve just bought a new home in Clayton or smoewhere else in Johsnton County, one of the first things you might think of is painting. There’s nothing worse than either:
- Crappy paint that homebuilders use on their interiors
- Somebody else’s hideous color choices
So what do you do? Paint yourself?
Why bother…have someone else do it FOR you so you can spend time on other things. Besides, the holidays are coming up and what a better way to decorate than a fresh coat of paint.
Call the professionals at Rusty and Son Home Painting. They serve all of Johnston County with their quality, affordable and mess-free painting services.
